Consequently, we also sell for more money because the longer a property sits on the market, the less likely it is to fetch a high price.”

    Yet, when it comes to pricing, Graber asserts that it’s a critical factor – especially today. He also argues that the age-old practice of overpricing a property to leave ample room for negotiation later on is outdated.

    “Overpricing a property by just 10% of its actual value can result in 50% less interest, meaning much less online viewers and showings. It’s a massive diminishing return,” he says.

This approach has made houses and apartments more likely to be bid up or even sold for more than the asking price, regardless of the current state of the market.
